a) The booking shall be effective and binding, upon confirmation by our Real Estate Agency, by e-mail, of the successful payment of the deposit, by bank transfer: the deposit is 30 % of the total amount of the rent;

b) The lease of the apartment expires automatically at the end of the agreed term, as its purpose is to satisfy temporary housing needs;

c) Our Real Estate Agency website is written and checked by our staff regularly to ensure that none of the information or descriptions are false or misleading. Our agency cannot be held responsible for any changes made to the furniture or style of a property after the images have been published to our website or printed to our brochures.


The client shall withdraw or cancel the contract at any time, by writing a formal request. Thus, our Real Estate Agency will not be able to refund the total amount, but simply the client will not have to pay the other rates as indicated on the contract, after his written request for cancellation is accepted. Furthermore, if the cancellation takes place on the day of arrival, or during the holiday stay, the total amount will not be refunded. In any case, the deposit is not refundable, as it is required to confirm the reservation (therefore, even in the case of no-show, the client’s deposit will not be refunded).


It is requested 10 days prior to arrival by bank transfer to the landlord of the property, and is returned 10 days after departure, if all the conditions specified in the “Behaviour” section are met, as to cover any costs of damages resulting from impairment or improper use of the property.


a) Check-ins and check-outsare usuallydone on either Saturday or Sunday for rental periods of 1 week; for rental periods of more than 10 days, check-ins and check-outs can be arranged according to the clients’ necessities, upon previous request;

b) Minimum rental period is 1 week;

c) Arrivaltime must bedone after 12:00 pm, and departure time within 10:30 am, unless otherwise agreed, upon the client’s request;

d)Our Real Estate Agency shall supply the client with all the necessary information with regards to the means of transportation available to reach the chosen accommodation andmay, upon the client’s request, organize the transfers to reach the island.


a)The accommodation willbedelivered by our Real Estate Agency thoroughly clean and must be left in the same conditions in which it was delivered. It will also be supplied with bed linen, sheets, towels and all the necessary equipment for the rented period;

b) The person signing the leasing contract is responsible for the correct and decent behaviour of all the guests who shall use the apartment;

c) Should any guest behave in an unacceptable manner, or cause any damage to the property, our Real Estate Agency may request the client to pay for the damage or to vacate the leased apartment immediately;

d)Being on an exclusive and private island, comes with some general conditions to respect the island’s natural state and tranquility:

  1. At the local surveillance’s request, guests need to identify themselves by specifying the name of the property they are renting; if this information cannot be provided, the access to the island would be denied;
  2. Pets are allowed, but they need to be kept on leash, to maintain the guests’ harmony;
  3. Beaches are left at their natural and pristine state, and are therefore not equipped with sun umbrellas and sun chairs and it is forbidden to bring those, to have picnics, and to make a bonfire;
  4. A peaceful neighborhood should be maintained: sounds are forbidden after 24:00 pm;
  5. Hanging out clothes outdoors is not allowed, except in one’s own accommodation.


The client may be denied its stay in the following cases:

a) Unsuccessful payment of deposit/total amount of rent;

b) Discordances in the number of guests;

c) Non-declared animals.


Your specific passport and visa requirements and other immigration requirements are your responsibility and you should confirm these with the relevant Embassies and/or Consulates. We do not accept any responsibility if you cannot travel because you have not complied with any passport, visa or immigration requirements.


These general conditions and the contract are governed by the Italian law and jurisdiction.
